Green Building: the new face of real estate’s future

Therefore, it is one of the major responsibilities of the sector to address the environmental issues. It was October 2015 when India decided to curb carbon emissions in the country by 30 to 35 percent by the end of year 2030. In the league to safeguard this interest of nation, the real estate should promote the involvement of green buildings and sustainable built spaces.

Prem C. Jain, Chairman of Indian Green Building Council (IGBC) clearly advocates the development of a green and sustainable infrastructure by quoting a fact that the ancient people skillfully built the ancient structures. All the ancient infrastructure like The Taj Mahal in Agra, the Kashi Vishwanath Temple in the City of Varanasi, all the Forts, the Palaces and Havelis have been built by taking the help of locally available resources.

Now-a-days the higher incomes have led to the growing demand for the luxury living standard, thereby, increasing stress on the environment. In total, the whole urbanization and the increased consumption patterns of the nation have led to the increase in the use of natural resources. Therefore, the use of green building has to be promoted in the real estate industry. With such a promotion, it is intended to say that a building must –

  1. Be energy efficient
  2. Have materials & resources optimization
  3. Generate less waste so as to cater the residents with a healthy environment
  4. Be placed in a sustainable site

The importance of green sustainable real estate-

The adoption of green design and construction methods will help the real estate industry to not only lesser the consumption of water and energy or lesser material utilization, but will also lead to healthier surroundings for its occupants. The consumption of resources in the last 15 years for over more than 1000 projects have been reduced by 30 to 40 percent while the consumption of average fresh water has seen a drop by 20 to 30%. This points out that such adoptions will lead to the addressing of national priorities in terms of conserving natural resources, water and energy efficiency, handling of domestic waste, and majorly the health of the occupants.

Ways to promote green building-

There are many ways with which you can promote this venture with the use of-

  1. Occupancy-based control of lighting and air-conditioning
  2. Low-VOC (Volatile Organic Compounds) paints, sealants, adhesives and carpets composite wood
  3. Light colors and reflective materials for the walls, floors and ceilings
  4. high-performance plumbing fixtures

With such great attention towards the eco-friendly and energy-efficient systems, the real estate will positively witness a new path.
